No 11 is a Georgian townhouse with a private garden, a 24-hour reception and an onsite restaurant. The hotel occupies two connected town houses, each with its own stairwell connected at ground floor level. The ground floor comprises a grand entrance and reception, Brasserie, guest lounge, guest toilet, and kitchens. The hotel building has a cupola over sweeping stairs, plasterwork, and tall windows. The Forth Rail Bridge, completed in 1890, can be seen. A panoramic view of the City, dominated by the Castle, the Palace of Holyrood, and Arthur's Seat, is available. Cracked encaustic tiles on the porch are said to have been caused by beer barrels.
