The Twelve Oaks Bed & Breakfast offers a range of suites. The Salvatore Brother's Study features a queen-size antique bed. The Frankly Scarlett Junior Suite, located on the first floor, includes a queen-size bed and access to a wheel chair accessible shower (ADA approved shower seat available upon request). Katherine's Mirror Image Grand Suite has a king-size bed. The Suite Home Alabama has a king bed that converts into two twin beds. The In the Heat of the Night Suite, on the second floor, features a queen-size bed and antique French doors to a private enclosed porch. There is also a grand suite with a replica of an antique copper bateau tub, original French-style leaded glass windows, and a large Carrera marble shower. A room on the third floor has a desk with Wi-Fi, a king-size bed and a slipper claw foot tub.
Southern style breakfast
Breakfast is served from 8:30 AM to 9:30 AM in the formal dining room and features Southern cuisine. Menu items include sausage gravy and biscuits, berry yogurt trifles, scrambled eggs with Havarti, peaches and cream stuffed French toast with fresh sausage, and strawberry shortcake pancakes with bourbon whipped cream, Applewood smoked bacon and scrambled eggs with Havarti. The inn supports local farmers' markets and family farms using real butter, cream, and all-natural ingredients.

Guests can relax on the porches, explore the grounds, and visit the pool, pond, pergola, and gazebo. Special events, including weddings for up to 200 guests, are accommodated on the property. The Twelve Oaks is near the historic downtown Covington square and guests may visit local shops, wine tastings at The Cork, and ice cream at Scoops. Local tours include the Mystic Falls Tours with Vampire Diaries filming locations, and the Originals tour starting at the Conyers Visitor Center. Other attractions include the Walk of Heroes Veterans War Memorial in Conyers, and seasonal ice skating in the Olde Town Conyers Pavilion.
